Thinking of buying property in Belize? Understanding how the buying process works is key to making a smooth and successful purchase. Here's a quick guide to navigating the process of buying a home or property in Belize, including why having the right buyer representation can make all the difference.
What Is the Belize Real Estate Buying Process Like
Luckily, Belize's buying process is very similar to that of the US and the UK. And of course, having a representative like Century 21 BTAL to guide you through it ensures that you can go from submitting your offer all the way to the transfer of ownership seamlessly. Not sure where to start? Here is a quick outline of the buying process in Belize:
- Requesting an Offer to Purchase Form — Those interested in purchasing a property start the process by requesting our official Offer to Purchase form.
- Submitting Your Offer & Negotiating — Complete the form and submit it to your C21 BTAL real estate agent. This step may involve some negotiations and counteroffers until both parties come to an agreed-upon price.
- Acceptance of Offer — Once the seller formally accepts the offer, the purchase moves forward. A formal sales agreement contract is prepared, detailing the price, payment schedule, and specific terms of the sale.
- Security Deposit — The buyer is then required to make a security deposit to an escrow account, in which the deposit is held until closing.
- Due Diligence — A period of 30–90 days is given for both parties to conduct legal and property checks to ensure that everything is in order before finalizing the purchase. This includes conducting any relevant searches, preparation of legal transfer documents, fund allocation, and more.
- Closing Date — The seller transfers the legal title and ownership documents to the buyer.
- Final Payment Released — Finally, the buyer authorizes the full payment being released from escrow to the seller.
Note: Buyers must pay an 8% stamp duty on the property transfer. Additionally, foreign buyers must obtain approval from the Central Bank of Belize.
Other Important Things to Know About Buying Land in Belize
Buying real estate in Belize can be a great investment, but like anywhere else in the world, it's important to understand the legal requirements, especially for non-residents.
If you're a non-resident or a Belizean living abroad, purchasing land requires approval from the Central Bank of Belize. This applies whether you're buying from a local or another foreigner. To get approval, you must submit a formal application that includes details about the buyer and seller, a description of the property, the sale price, and proof of identity. If all required documents are provided, processing typically takes about five business days.
Also for non-residents, payments for land purchases must be made in foreign currency brought into Belize through an authorized bank. Sellers must also ensure that the funds are processed through an approved financial institution. Additionally, non-resident buyers are encouraged to register their investment with the Central Bank. If you plan to sell your land later, registering your foreign investment with the Central Bank makes it easier to repatriate funds.
Sales between Belizean residents or between two non-residents, on the other hand, do not require Central Bank approval. But what defines residency?
In Belize, residents include citizens who live and work in the country, permanent residents, and foreigners with work permits who have lived in Belize for at least a year. Meanwhile, non-residents include foreign nationals who haven't lived in Belize for a year, Belizeans who have been abroad for over a year, and International Business Companies (IBCs).
By following these regulations and working with knowledgeable professionals, you can navigate the Belizean real estate market with confidence and with ease.
