Buying property in Belize is refreshingly straightforward — foreigners enjoy the same ownership rights as citizens — but straightforward is not the same as automatic. Here is the process from start to finish, as we guide our own clients through it.
Step 1: Define the search and visit in person
Photographs flatter and maps deceive. Spend real time in the districts on your shortlist — an island that is perfect in March feels different in September, and a jungle parcel's access road matters more than its view. Your agent should be showing you the drawbacks as well as the sunsets.
Step 2: Make the offer and sign a purchase agreement
Once terms are agreed, both parties sign a purchase agreement and the buyer places a deposit — typically 10% — into an attorney's or title company's escrow account. Never pay a deposit directly to a seller.
Step 3: Due diligence and title search
Your independent attorney searches the register to confirm the seller holds clear title, and checks for liens, caveats, unpaid taxes, and survey discrepancies. Belize operates more than one land-title system, so verifying exactly what instrument you are buying under is precisely the kind of detail a local attorney exists to catch.
Step 4: Budget the closing costs
Foreign buyers pay a government transfer duty of roughly 8% of the purchase price (the first portion is exempt), plus attorney's fees of about 1–2%. There is no annual wealth tax and property taxes thereafter are minimal. Factor these in when you negotiate, not after.
Step 5: Close and register the transfer
At closing, funds move through escrow, the transfer instrument is executed, and your attorney lodges it with the Land Registry. Registration can take a number of weeks; your attorney should confirm when the new title is issued in your name — keep both digital and physical copies safely.
After the purchase
Set up property-tax payments (they are small, but arrears complicate resale), insure the structure, and if the property will earn rental income, register accordingly. If you plan to build, permits run through the Central Building Authority and are very manageable with local help.
